Hoyt Yards Master Plan Earns LEED ND Certification at the Platinum Level

The plan for the Hoyt Yards neighborhood in Portland’s Pearl District has been designated LEED for Neighborhood Development at the Platinum level. It is the highest rating under the U.S. Green Building Council’s pilot program to recognize entire green neighborhoods in addition to individual buildings.

Hoyt Yards is just the seventh development in North America to receive platinum designation, and the first in Portland. It was among seven Portland-area projects that participated in the pilot program, which was launched in 2007.

“Our vision for Hoyt Yards all along has been to create a vibrant, urban and green neighborhood that supports sustainability and an earth-friendly lifestyle," said Tiffany Sweitzer, Hoyt president and partner, in a press release. "Receiving the highest rating for our plan is truly the crown jewel of our completed and future efforts here in the Pearl.”

Boora Architects worked with developer Hoyt and the City of Portland to craft the master plan for 34 acres of land formerly occupied by the Burlington Northern rail yards and abandoned warehouses. The plan capitalizes on the neighborhood’s urban infill location with extensive public transportation options and dense land use, as well as opportunities for energy and water conservation. For




example, a North Pearl power plant is planned to provide clean power and heat to neighborhood buildings. The plant could potentially be powered by bio fuel from local brewers. In addition, a stormwater system has been designed to capture and clean 90% of the site’s rainwater for re-use on site.

These systems will be paired with sustainable building practices for the 3.3 million square feet of residential, commercial and hotel space that Hoyt will develop on their remaining undeveloped land. Hoyt’s commitment to green building began with The Metropolitan and The Encore, which have each been certified LEED Silver. Boora also designed these new mixed-use multi-family buildings for Hoyt.
