The Encore on the Park contains 176 market-rate studios, 1- and 2-bedroom condos, townhouses, and live/work lofts in a 16-story building overlooking the new Pearl District Neighborhood Park.  The building sits at the terminus of 10th Avenue, which supports north-south pedestrian, vehicular, bike, and streetcar traffic from downtown Portland to the north end of the Pearl District and back.  Its curved form allows a smooth transition from the Pearl District’s north-south street grid to the Willamette River’s diagonal path running from southeast to northwest. The Encore’s entire west elevation fronts the new Pearl District Neighborhood Park, where balconies and generous floor-to-ceiling windows connect the interior living space to the outdoor shared public space.

The building’s sustainable systems include a mechanical system with vertically-exhausted bathroom fans routed to a heat recovery system.  This system preheats air that is ducted to the units.  Balconies on the south façade act as sunshades for units below, and exterior lighting was designed to limit light pollution at night.
