At 225 feet tall, The Metropolitan is the tallest building in Portland’s Pearl District, offering sweeping views of the neighborhood, city, and region around it.  The 380,000-square-foot mixed-use building sets a new benchmark for modern luxury in Portland while also making a commitment to healthy living through sustainable design. The LEED Silver certified building features energy efficient high-performance mechanical and glazing systems; a storm water retention system for landscape irrigation; durable, low-maintenance materials; and abundant natural ventilation for high-quality air.

The vibrant, transit-oriented development is located at the intersection of NW 10th Avenue and Lovejoy, establishing a new gateway to the Pearl District where Portland’s Broadway Bridge delivers bike, pedestrian, and vehicular traffic to the neighborhood.  A Portland streetcar stop is located across the street.

The unique design limits building height to 100 feet on three of the site’s four quadrants, allowing the spaces located on the remaining quadrant to be organized into a slender tower.  These spaces include the main lobby on the ground level and the majority of the building’s units on the floors above.  The tower’s slender proportions allow each unit to be a corner unit, maximizing views and daylight.  Unit interiors include stone slab kitchens and bathrooms, high quality wood floors and casework, fixtures and fittings of the highest quality, and wool carpets.

The two uppermost floors of the 17-story tower feature two penthouses with expansive indoor and outdoor living space.

In the main lobby, lounge seating behind full-height glass window walls allows residents and their guests to gather in comfort while enjoying the vitality of the charming neighborhood street outside.  A concierge greets residents and visitors and coordinates building services.

A club level overlooking the lobby offers residents lounge space, fitness facilities, meeting space, climate-controlled wine storage, outdoor terraces, and a guesthouse for visitors.

Located across the street from Tanner Springs Park (designed by Greenworks of Portland with Atelier Dreiseitl of Berlin, Germany), the units in The Metropolitan’s tower and the club-level outdoor terrace enjoy open space, fresh air, and views.

The mixed-use building includes a live-work building overlooking the park.  Owners can outfit the units in this building as loft living spaces, live-work units, or office environments for small service-based enterprises.  Hoyt Street Properties, the building’s developer and the largest land-owners in the Pearl District, have their offices in The Metropolitan, their flagship development.

Boora developed a set of building visualizations to support decision-making during design.  These tools were then used during the sales process to familiarize prospective units owners with the design of the spaces within the building.

The Metropolitan is located in the Pearl District in Portland, Oregon, is one of America’s most recognized urban neighborhood redevelopments.  Hoyt Street Properties, the Pearl District’s largest landowner and developer, owns 34 acres in the neighborhood and has completed 13 developments to date, offering an eager market over 2,000 housing units. These have included condominium lofts, apartment units, and affordable housing units. Hoyt Street Properties’s developments also include over 100,000 square feet of ground floor retail space, primarily aimed at boutique retailers.
